Authorised use

The private application is provided only to users expressly authorised by James Richards. Access must not be shared, bypassed, automated without permission, or used to interfere with the service or its sources.

Research information

The platform organises information observed on public housebuilder websites. Data may change, be incomplete, or contain clearly labelled estimates. It is supplied for research and demonstration purposes and is not financial, legal, surveying or purchasing advice.

Accuracy and availability

Reasonable care is taken to preserve source evidence and identify uncertainty, but no guarantee is made that information is complete, current or error-free. Users should verify material decisions against the original publisher.

Service changes

Features, source coverage and availability may change as the service develops. Access may be suspended where reasonably necessary for maintenance, security, misuse prevention or legal compliance. The public status page explains the information that is made available about service continuity.

Intellectual property

The application, interface, code, data model and original reports are owned by James Richards unless stated otherwise. Third-party names, source content and trade marks remain the property of their respective owners.
